Four Types of Pre-built Homes

Quite frequently I am asked to explain the difference in mobile, manufactured, and modular homes.   After conducting a bit of research I have found the following definitions that should help.

Mobile Home:  This is a factory-built housing unit built prior to June 15, 1976 and prior to the Housing and Urban Development code enactment (example: 1975 singlewide or doublewide home).

Manufactured Home:  A factory-built housing unit built to meet or exceed the Housing and Urban Development code that came into effect June 15, 1976 (example: 1976 singlewide or doublewide home built after June 15th).

Modular Home:  A factory-built housing unit that is certified to meet or exceed state and local building codes where the home is to be permanently installed.  Sections are constructed in a factory setting and then transported to the building site.

Panelized Home:  Factory-built housing panels that contain doors, windows and wiring built to meet or exceed the state and local building codes where the panels are to be assembled on site.

Generally speaking these types of homes are found more frequently in rural areas where it is hard to find contractors.  However in Flagstaff there are a number of developments that are designed exclusively for manufactured or modular homes.  For families that cannot afford a conventional home a manufactured home is the perfect alternative as the cost is substantially less and in many cases the quality is comparable.
