When Buying Now, Consider the Home's Future Value

There's a very old saying that you make your profit when you buy, not when you sell.  Statistics tell us that Arizona homeowners move approximately every five years.  This means that whenever possible you should buy or build a home with amenities that are preferred by the majority of people. Although today’s market is strong we all know that it will not last forever.  Buying the right features now with an eye to the future can make a big difference if you decide to sell later.

As a home buyer you probably have strong feelings about desirable amenities i.e. number of bedrooms, baths, size of garage etc. As you look at various homes always ask yourself; if I buy this house today and want to sell it in five years will it be attractive to someone else?

First and foremost is to purchase at least three bedrooms and two full baths.  In today’s world and for the foreseeable future a minimum two car garage but preferably a three car is your best investment.  A modern kitchen complete with upgraded appliances and counter tops are the features most in demand by today’s homebuyers.  Modern bathrooms with dual lavatories especially in the master bath round out the list.

While this list is not all inclusive these items purchased today should make your home desirable to tomorrow’s buyer.  There are of course exceptions especially if your budget will not allow it or if you are in the market for a condominium or town home.  While no one can accurately predict the future, the trend seems to be that home buyers will continue to have these amenities high on their list when they look to Flagstaff to buy their future home.
